The Real Estate market has changed and record numbers of brokers are closing their doors. Some of the largest subprime lenders have filed for bankruptcy protection. Due to this recent influx of mortgage brokers and lenders filing bankruptcy, We can no longer accept guarentee of payment promises upon closing. We are currently receiving large numbers of  letters of protection issued by the courts relinquishing these companies from debt owed us.  thus we are unable to collect money due . To combat these losses we ask that all appraisal services be paid in advance or upon completion. To make things a little easier, We  accept Mastercard and Visa.  Sorry for the inconvience but we see no other way to prevent these substancial losses at this current time.
